- Median home price has held steady around $330,000, not climbing the way it did during the tightest years of the pandemic market
- Days on market now average 52 days, up about 21% from a year ago, which means homes aren't flying off the market the moment they're listed
- Months of supply sits around 4.1, up from last year, a sign the market is drifting toward a healthier balance between buyers and sellers
None of this means the Upstate has gone cold. Pending sales are actually up over 11% year over year, so plenty of buyers are still closing. It just means the market has eased off the frantic, waive-every-contingency pace of a few years ago, and that's good news if you're the one making the offer.
Fall in Greenville is basically a sales pitch for itself
If you need a reason to plan a house-hunting weekend around a specific date, downtown Greenville hands you two good ones this year:
- euphoria: Greenville's Food, Wine + Music Festival runs September 17–20 and turns downtown into a showcase of everything that makes the food and restaurant scene here punch above its weight for a city this size.
- Fall for Greenville, the city's signature street festival, takes over Main Street October 9–11 with live music and food from dozens of local restaurants. It's one of the best ways to spend a weekend in the neighborhoods you're considering and see downtown at its busiest, most walkable best.
Pair either weekend with a few showings and you get a real sense of commute times, walkability, and neighborhood character, not just how a house photographs online.
What this means if you're buying this fall
More inventory, homes sitting a little longer, and a market that's rewarding patience rather than punishing it. If your last attempt to buy in Greenville a couple of years ago ended in a bidding war you didn't win, this is a very different market to come back to. Well-priced homes are still moving, but you're far less likely to be one of fourteen offers on a Tuesday afternoon.
